Purchase Process

Property Circles owes its success in sourcing and securing amazing exclusive property investment opportunities due to our excellent reputation and past performance when it comes to meeting developers and house builder"s contract and completion dates. This in turn, is also down to our Members who recognise and understand the critical importance of completing paperwork and documents on time.

Critical Success Factors:

Property Circles provides all Associate Members with an information pack where the consequences of not achieving and meeting deadlines are explained in detail. This is very much linked to Members having an understanding of the market, the product and how and why "deals and opportunities" are often made available to investors in the first place.

Additionally, Property Circles has a team of dedicated Member support staff who track all property purchases from start to finish, helping Members with information and services along the way to ensure a smooth purchase process.

Typical Purchase Process:

The following purchasing process will vary from property to property however the following guidelines will help a potential investor to understand the overall process and more importantly where action is essential.

Member:
Advises Property Circles of the property type required and time table for purchase
Property Circles:
Enters Members details on to a "Search List" to provide opportunities that meet with Members requirements
Property Circles
Supplies Investment Property opportunities through its electronic distribution system (E-mail & Podcasts)
Member:
Also recommended to undertake own due diligence analysis on the property opportunity offered to fully understand the property
Property Circles
Provides Members with details of reservation process and reservation financial statement. Property Circles also requests and facilitates payment
Property Circles
Supply"s reservation form (electronically, fax or post) for Member to complete, sign and return
Property Circles
Provides Members with a financial account (advice of charge) for the Arrangement Fee, due and payable to Property Circles
Member:
Member completes, signs and returns the reservation form to Property Circles by the agreed time / date, together with the payment of the reservation and arrangement fees.
Property Circles:
Confirms reservation and instructs solicitors appointed in the transaction.
Property Circles:
Monitors progress and provides regular reports to its Members, until contracts are exchanged
Member:

Ensures that Solicitor acting is in receipt of the following information:

  • Anti Money Laundering Documentation
  • All Search Fees
  • Any pre-legal fee payments
  • Availability or process agreed to sign contracts, including providing power of attorney where appropriate
Member & Property Circles:
Ensures contracts are exchanged with solicitor on or before the deadline
Property Circles:

Assists Members with:

  • All aspects of the purchase;
  • Any specification choices available from the House Builder
  • Provides and arranges Letting & Management services at least two months prior to legal completion, where appropriate
  • Arranges for a "Free" property "Snagging" inspection to be undertaken prior to completion and re-inspection where defects were identified
  • Arranges for a "Free" Furniture and Furnishing survey to be carried out, with a report and estimate being forwarded to the Member for consideration
Member:
Completes purchase through appointed solicitor
Property Circles
Undertakes completion handover and "home" demonstration with the house builder and distributes documents, keys and other items to Member and letting agents

The above process may be simplified in part. It is intended to provide a general check list for information and highlights critical actions during the event.

Genuine Completion Problems:

Property Circles appreciates that Member"s circumstances may change and there may be a need therefore to reconsider purchasing property they have committed to buy. Our position is simple, tell us as soon as possible if you cannot complete. Property Circles or one of its Members may be in a position to "step in" and provide solutions. Sooner rather than later!
